200 North Jefferson is a high-rise condominium tower currently under construction in Chicago’s emerging West Loop neighborhood within a context of mid-rise loft buildings, urban streetscape and the CTA’s Green Line. A 200-unit program on an ‘L’ shaped 32,000 square foot site yielded a 25-story building with commercial space at street level, three floors of enclosed parking and 21 residential floor plates of 10,200 square feet above.
The tower’s polygonal shape was chosen to mitigate reflected sound energy from the elevated rail line. This wedge shape is repeated at the projected balconies and by the triangular plaza at grade. The strong horizontal banding and angular balconies create a striking design motif to transform what is usually a blight on residential towers into a visual asset.
The development team changed during production drawings and the project was transferred to another firm. The new team chose to execute Avatar’s basic design.
